America’s Cup participant William Ruh’s Cape Cod style home

“A true masterpiece by John O’Brien of Flagg Coastal Homes”

This week, we visit a “stunning Cape Cod style home nestled in the trees of Olde Del Mar,” billed in listing materials retrieved from realtor.com as “a true masterpiece by John O’Brien of Flagg Coastal Homes,” a Coronado based developer responsible for luxury coastal estates all along the county’s western edge.

The home stands at 1205 Cuchara Drive on a 0.4-acre lot just a half mile east of Powerhouse Park and Beach, north of Del Mar Heights. Newly constructed in 2017, the home’s living area spans just over 5000 square feet and features six bedrooms with four full and two half baths.

A vintage oak island in the midst of all that Vitaman Sea.

Prospective buyers are invited to “enjoy timeless architecture coupled with board-and-batten wainscoting, DuChateu European oak hardwood floors, Calcutta honed porcelain counters” and a “vintage oak island” in the open kitchen that also features “two Thermador dishwashers, double ovens, a warming drawer, wine fridge, and backsplash subway tile by AnnSacks Made Elements.”

Wide bull-nosed wooden stairs and a private elevator provide passage between the levels, while a complete home automation system from Savant allows for smartphone control of everything from the interior climate to the security system.

This “entertainers’ delight” starts off on the bottom level that “impresses with a grand scale family entertainment room complete with a bar, wine cellar, gym, and bedroom with en-suite bath.”

The home’s middle level has its own entrance and is occupied by two more en-suite guest bedrooms and a laundry room. The third floor hosts the owner’s suite along with the kitchen, open air living room, and an “expansive wrap-around porch/patio with firepit and spa all positioned on the upper level maximizing ocean breezes and sunset views.”

The patio is “generously equipped with a Lynx grill, drink drawers, radiant outdoor ceiling heaters and an El Dorado Infinite Gas Fire Bowl.”

The deck also features a sunken black-bottom spa and outer rails made of glass so as not to disturb the sit-down ocean views. The lower level opens to a grassy yard, afforded privacy by surrounding stone walls.

“Other premium amenities include a whole-house water filtration system, LED vantage lighting, two tankless recirculating hot water heaters, four security cameras, and I-core irrigation system,” the listing continues.

“This incredible home is the ideal spot for you and your family to create memories and soak up some much needed Vitamin Sea.”

According to county tax records, the Cuchara estate last sold in 2012 for a reported $1.8 million, when a 1950 home of less than half the size occupied the lot. After factoring in the considerable improvements made in recent years, the property’s tax valuation jumped to just under $3.7 million. The current listed owner is William Ruh, president of the US Sailing Foundation and a three-time America’s Cup participant.

Offered for sale for the first time in mid-September, the home’s asking price of $11,499,000 remains unchanged to date.
