Pearson developed several homes from the 1920s on that have found their way onto local historical registers, including the Arista residence, listed with the city as the Leo R. Hoffman Historic Residence. A personal friend of Pearson’s, Hoffman partnered with him on several other mid-city projects in the ’30s and ’40s.

The residence has been considerably expanded since its last open-market sale in 1994 for $805,000, considerably less than the original $995,000 asking price. At the time the home was advertised as having five bedrooms, three baths, and 4900 square feet of living space. Tax records put the current square footage at just over 9900, but listing materials are even more ambitious, pegging the living area at 11,400 square feet with seven bedrooms and eight baths.
