While many buyers of new, estate-quality homes like to participate in the custom construction of their palaces, some just want to move in and enjoy. For those buyers, there’s the 2012-built property at 18138 Pacifica Ranch Drive in Rancho Belvedere, a new gated community in Rancho Santa Fe.

The home, which has yet to host its first occupant, has six bedrooms and 11 baths (seven full, four half), and 12,000 square feet of living space on its two-acre lot. Like other mega-mansions, this one has been christened with a name: Villa Italco.

“Come see what the best quality and best craftsmanship can create!” shouts the home’s marketing description. What’s been created is a home with custom arched transitions from room to room, artistically inlaid ceilings, and liberal use of floor-to-ceiling windows looking out to the pool area and landscaped grounds.

An expansive master suite has its own sitting area with a recessed space for the flat-screen television, and the centerpiece of the master bath (which also contains a separate large shower, his-and-hers vanities, and walk-in closets) is the round, spa-sized jetted bathtub mounted on a marble pedestal.

An indoor/outdoor living room is surrounded by “electronically controlled lift and glide doors” that “glide gracefully into the walls.” The home also has an exercise room, a wine cellar finished in stone and brick, a game room, plus a 27-camera security system and seven-plus car garage.

Beyond the main house is a recreation room with a second restaurant-quality kitchen featuring “[a] pizza oven, steamers, steak grill, salamander, bread machine, commercial ovens, cooktop and more,” including a water-filtration system. There’s also a two-bedroom guest house with a kitchen and living areas.

The property is currently owned by Dario De Luca, a founding partner as well as the president and chief operating officer of Pacifica Enterprises, Inc., a privately held real estate investment company. Over the past several years, the title has transferred several times between De Luca, Pacifica, and Robert Colucci — another founding partner and currently the company’s CEO. Public records show the current assessed value of $3.3 million and a new mortgage loan just recorded against the property for $5 million in July 2013.

Villa Italco was listed for sale in May for $15,995,000. The asking price has not changed since.
